Access Statement for Owl Barn one of three detached self catering
barn conversions in mid-Cornwall called Pitt Barn Cottages.
Introduction
Owl Barn is a detached two storey barn conversion. The downstairs is
all on one level and comprises, a farmhouse kitchen,
a hallway, a cloakroom, a downstairs toilet and shower-room and
an open planned lounge dinning area with log burner and patio doors. The
hallway, cloakroom, downstairs toilet and shower room all have ceramic
floor tiles, the open planned lounge and dinning area has a pine wooden
floor. A pine wooden staircase with rail leads to the first floor . All
rooms on the first floor are carpeted and are on one level. There
are three bedrooms, a family bathroom and a separate toilet on the first
floor.

Arrival & Car Parking Facilities
• Owl Barn has it's name clearly displayed on the side of the barn.
• Owl Barn has it's own private gated driveway with room for 2 cars.
• Owl Barn's level, well lit driveway is made of brick paviers.
Main Entrance, Reception & Ticketing
Area
• Owl Barn is the first barn on the left hand side of the tarmac
country lane leading off the B3257.
• On arrival guests can either phone to request the owners to meet them
at Owl Barn
• OR
• collect the key from Pitt Barn, the owner's own residence, which is
approximately 200yards from Owl Barn.
• Pitt Barn is the second barn on the right hand side of the tarmac
country lane located between The Stable and The Shippen.
Owl Barn Indoors
• There is a small step into Owl Barn from the brick paviers pathway
leading from the level parking area.
• The front door opens onto the ground floor hallway. The hallway leads
onto the farmhouse kitchen, cloakroom , downstairs toilet and shower
room and the open planned dining lounge area. The lounge, dinning area
has a pine wooden floor with a rug under the coffee table while the rest
of the downstairs has ceramic floor tiles. There is a small step leading
from the patio doors onto the patio. The log burner has a fire guard.
• Upstairs is reached by a pine wooden staircase with handrail. The
staircase leads onto a carpeted landing with three bedrooms, a family
bathroom with shower over the bath( A rubber mat is available in the
main bathroom) and an additional toilet.
There are no steps on the first floor.
Laundry
• Owl Barn has a separate washing machine and separate tumble dryer in
the farmhouse kitchen.
• Owl Barn has an outside line and pegs are provided. Owl Barn has a clothes
horse.
• There is a laundrette in the main street in Callington.
• There is a laundrette in Kelly Bray on the Beeching Industrial Park.
Outdoor Facilities
• Owl Barn has its own enclosed garden with picnic table and BBQ.
Grounds and Gardens
• Owl Barn has its own lawn and patio area.
• Owl Barn and has a seating area with chairs on the level brick
paviers path.
• Owl Barn has an additional picnic area in the garden which is reached by
three steps and a slab pathway.
This patio area has a picnic table and BBQ.
Additional Information
• Guests are greeted and given a guided tour of Owl Barn and informed of
health and safety.
• Guests are shown the display board with contact numbers in case
of emergencies which is located on the wall in the farmhouse kitchen.
• Guests are informed of the fire exits, and are requested to leave keys
in all doors in case of fire, in Owl Barn the front door and patio door.
. Guests are also shown
where torches can be located either downstairs in the cloakroom or
upstairs on the landing in Owl Barn.
• Guests are informed of the fire exits on the first floor. The window
in the double bedroom is a fire escape, while all the roof windows are
fire escape windows.
• No smoking is allowed in Owl Barn. An ash tray is provided for guests
to smoke outside.
• No candles, no naked flames and no flammable liquids are to be used or
brought into Owl Barn.
• No pets are allowed in
Owl Barn.

Access Statement for The Stable, one of three detached self catering
barn conversions in mid-Cornwall called Pitt Barn Cottages.
Introduction
The Stable is a detached two storey barn conversion. The front door
opens onto the cloakroom which has an electric heater protected by a
safety cage and a tiled floor. The cloakroom door leads into the
combined open plan kitchen/diner and lounge area which is all on one
level and has laminated wooden flooring. The carpeted stairway with
handrail leads to the first floor. On the first floor there is a double
and a single bedroom and a shower room with toilet and hand basin. There
is a step into the shower. All rooms on the first floor are carpeted and
are on one level. There is a door in the double bedroom with steps and
hand rail leading to the lane.

The Shippen is a detached single storey barn conversion. The Shippen has
a combined open plan kitchen/diner and lounge area. The Shippen has a
double bedroom and a single bedroom. The bathroom has a bath with
shower, toilet and basin. All
